Damp and Mould has become a headline concern, posing significant challenges within the housing sector. With Awaab’s Law coming to affect in October 2025, are landlords and housing associations ready for the upcoming changes?
What will Awaab’s Law Require?
Awaab’s Law will put in place legally binding timeframes where social landlords will need to act by investigating and repairing hazards not limited to just damp and mould. This all comes as part of a broader push to protect tenants from unsafe housing conditions, as well as preventing tragic outcomes like that of Awaab Ishak. His death highlights systematic failures within housing that are being targeted to prevent such tragedies happening again.
From October 2025, providers must be able to:
- Address Damp and Mould Hazards that present significant risk to tenants within a fixed time scale
- Address all emergency repairs within a 24-hour time frame – this is not limited to just damp and mould
